Internet Estate Agents - Saving you ££££'s

A recent statement from the Guardian read, “Estate agents spend less time and energy marketing property now than 10 years ago because of the internet, but their fees have rocketed alongside house prices”

Of course they are talking about the traditional High Street estate agents but that is exactly the reason why home owners have turned to internet estate agents to handle the sale of their property, or when looking to buy property.

We are all aware that the traditional High Street estate agents have less advertisement costs such as the expensive colour promotional brochures and adverts placed in various newspapers. Why? because our traditional High Street estate agents use the full advantages of the internet and this saves them ££££’s. Do they pass these savings on to their clients? NO

Whereas the internet estate agents pass all the saved overhead costs on to the public allowing much lower fees payable for buying and selling property. Why pay the extortionate fees that a High Street estate agent charges when you can get exactly the same service from an internet estate agents?

The bottom line is that if the High Street estate agents do not seriously review their fees they will not exist for much longer. The rate of them closing down is increasing on a daily basis leaving the internet estate agents leading the property market.

This is all good news for the internet estate agents with only one draw back – and that is increasing competition. However, the good news for property owners is that the increasing competition is making the internet estate agents offer even better service packages at competitive rates.

Online Letting Agents - Two Main Benefits for Using Online Letting Agents

Using online letting agents is very easy  to do as long as you understand how the online letting agents work. You can save yourself money by using online letting agents rather than going down the traditional route of the High Street letting agents.

Many people who have property to let or are looking for property to rent are using online letting agents because they know they will get the same service at a fraction of the price. The internet rules the property market which has brought about great changes in the way we buy and sell property. and in the letting and renting of property.

Using online letting agents will afford you a vast amount exposure if you have property you want to rent out. The more people that see your property the more likely you are to find a suitable tenant.

There are many online letting agents that offer different services and there is sure to be one to suit your individual needs. You may want the online letting agents to do all the work in finding a suitable tenant or you may want to be more involved. This is one of the advantages of using online letting agents – you get to choose how much involvement you want and the fees are decided accordingly.

Two of the main benefits from using online letting agents are (1) the money you save, because their fees are much lower than a traditional High Street letting agents and (2) you can be assured that you’re property is going to get the exposure it needs.

Online Estate Agents - Deadline for Tax Exemption!

Online estate agents as well as traditional High Street estate agents are reminding first time buyers are thinking or trying to purchase property that there is only two months left of exemption from stamp duty land tax. After Saturday 24th March 2012 all first time buyers will have to pay as tax of 1% if they buy a property between £125,000 and £250,000, and properties over £250,000 will levy a 3% tax.

Online estate agents are working hard to complete the sales for first time buyers they have that are in a chain at the moment. Good communication between all concerned with the the chain is very important also first time buyers should work closely with their solicitors as they could be the key element in moving the process forward, and to keep it moving.

Online estate agents and the NAEA’s reports on the property market have shown that the number of sales for first time buyers have increased recently and November and December figures show the increase of sales per estate agency branch of 19% to 21%.

Although these percentages do show quite a healthy increase online estate agents still claim that first time buyers still represent a very low percentage of overall sales on their listings.

First time buyers are needed to keep the wheels of the property market industry turning so online estate agents are hoping that the first time buyers that are going through the sales progression now will be able to complete before the March 24th deadline.

ESTATE AGENTS ONLINE – Saving You Thousands of Pounds

Buying and selling your property using estate agents online will save you hundreds, even thousands; of pounds. Many estate agents online offer various packages and you can choose the one that best suits your needs.

Over 90% of property owners are now clicking on to the internet in search of properties to buy and if they have property to sell. The services offered by estate agents online are just the same as the traditional high street agents, if not better.

Estate agents online recognised the fact that paying out for advertisements, company cars, shop rental and rates, and all the overheads that a high street agency involves was unnecessary and not cost effective. So all that money that is saved by estate agents online can be passed on to the customers.

Estate agents online not only charge a fraction of the fees of a traditional high street agent but also can offer flexible payments. Plus the fact that with the reputable estate agents online they offer full coverage on all of the major property websites. This means that your property will be seen by millions of people at the click of a button.

Choosing to use estate agents online doesn’t mean that you won’t meet any of the staff as they will make an appointment, once you have registered online; to come and value your property. Measurements and pictures will be taken then they will write up a description of your property. Once you have seen the pictures and agreed to the content of the text then it can go live on to the internet.

SELLING PROPERTY ONLINE – Choosing the Right Estate Agent

Over 90% of the population who are home owners are turning their backs on the traditional High Street estate agent and are selling property online. Internet estate agents have instant access to all the current and past house prices in the surrounding area as well as in your street; this gives them the knowledge needed for selling property online, locally and nationally.

With the competitive housing market as it is today it is essential when selling property online that your property stands out from any other local property for sale. Choosing an established online estate agent is the right way forward and you can research the internet to find the best agents for selling property online.

If you are seriously considering selling property online make a list of all that you expect and what you need from the estate agent and highlight the things that are important to you. Then, when you start looking for the estate agents you will have a much better idea of the estate agent that is most suited to you for selling your property online.

Communication is very important when selling property online so make sure you choose a company to act for you that offers an agent who will be your contact throughout the transaction. Also clarify if the assigned agent has a direct dial telephone number so that you can contact him if you have any problems or questions to ask. Emails can sometimes be unreliable so a direct contact number could save time and get any problems sorted much more efficiently.

Estate Agents Online - Facing Competition from 'Sale by Owner' Sites

More and more people are turning to estate agents online to sell their property or looking to purchase property. Last year saw the largest number of new estate agents online than all the previous years.

Last year Google entered in to the estate agents online market which sent waves of panic to some of the main estate agents online. Google’s success is a fore gone conclusion if we acknowledge the fact that most of the routes they have taken are successful.

‘Sale by owner’ websites do pose a threat to estate agents online and the traditional high street estate agent. However, they also are in danger of reducing the quality of many property professionals involved in the buying and selling of property.

These ‘sale by owner’ sights are being launched online everyday and although some of them are very professional others are not so, but between the two they do give the opportunity for property owners to market their own property. This, together with the housing market the way it is; doesn’t create well being with estate agents online.

Many property owners are now using price comparison sites with the desire to find the cheapest prices for property professional’s as well as buying and selling. Unfortunately this has resulted in allegations of poor practise like untrained and inexperienced staff, lower grade customer service and misrepresentation of costs. Local governments have also reported that HIP and EPC reports have been strewn with errors.

Selling or Renting Property Online - Property Presentation is priority!

Whether you are thinking of selling or renting property online the key point is presentation!

Owning our own property could be your biggest asset and if you are selling it you would expect to get a good price. This just doesn’t automatically happen you have to consider all the aspects of what makes a house saleable to the prospective buyer.

On the other hand if you are a landlord looking for renting property online in search for tenants, the same rules apply.

Selling or renting property online is by far the quickest and easiest way but the rules are still the same, you have to put yourself in the minds of the potential buyer. Your online estate agent will always have all the information regarding your viewers so listen to what your viewers are looking for.

Say, you have an appointment set with a viewer who is looking for a two bedroomed house but yours is a three bed but still in the price range. How delighted would that prospective buyer be to learn that as well as the three bedrooms there is an extra one maybe for a study or store room. This is all about connecting with the viewer and pointing out the advantages of them buying your home.

Whether you are selling or renting property online it’s all about connecting with the buyer or tenant and try to imagine how your property will suit their family needs and lifestyle. Concentrate on trying to create the right environment so that they can imagine themselves in your property.

Internet Estate Agents - Low affordable fees

Most traditional high street estate agents will use the sales term of ‘no sale no fee’ to convince people wanting to sell their house to register with them. Whereas most internet estate agents state clearly what is on offer and will charge a set fee, depending on what services you require.

High street estate agents will say they do this and they do that and everything necessary to sell your house, and if they succeed they will charge you this massive fee. That’s the service people were used to before the World Wide Web gave us the internet estate agents.

Its common knowledge that much of what the high street estate agents and the internet estate agents do can result in a ‘no sale’. This is not because the internet estate agent or the high street agent fails to do what they should. It’s mostly because of several reasons starting with less than 50% of estate agents valuation visits results in the vendors not giving instruction to sell.

Then you have many house owners withdrawing their house because they have changed their mind or loose their buyer. Some property owners just take their property off the market after they have been advertising for a long time but generating no interest.

So, in reality the high street estate agent survives purely on sales and with the reported average currently of just three per month, no wonder they have to charge excessive fees to cover all their overheads like rent, rates, advertising, insurance, postage, phones, wages etc…

Internet estate agents charge much lower fees creating a higher turnover so it’s no wonder why the majority of the population choose to use internet estate agents rather than the traditional high street agency.

Online Letting Agents - Increasing Demand in the Renting Sector

A landlords role is a big responsibility and by using online letting agents you can be assured that they will take their role seriously. Online letting agents know how important it is for their tenants to be happy and secure in their rented property.

Online letting agents work with the landlord and the tenants as it is in their interest to make sure both parties are happy and understand what is expected from them. When the landlord is doing his job properly and the tenants are happy online letting agents know that the likelihood of the property being empty is greatly reduced.

With the housing market the way it is and first time buyers finding it extremely difficult to get on the housing ladder online letting agents have never been busier. So it makes sense to keep a tenant as long as possible as it is easier just to renew a rent contract with an existing tenant rather that going through the whole process the online letting agents have to do with each new tenant.

Looking at the housing market from another angle and it has never been a better time to become a landlord if you have property standing empty. Contact online letting agents and they will advise you and give you all the information you need to on how to become a landlord.

Online letting agents are finding it hard to accommodate all the people that are looking for somewhere to rent, and whole houses for families are even more in demand since the economical down turn.

Online Estate Agents - predictions for the 2012 housing market!

Every home owner who is thinking of selling their property are wondering at the beginning of this new year, what is going to happen in 2012 regarding house prices? Are they going to increase or decrease? This is also the question on the lips of all the online estate agents.

There are many experts who freely give their advice and predictions on the housing market for 2012. Online estate agents take in all the facts and weigh up which is more likely to come to light depending on many factors like areas, commuting fees, building plans for different areas and many more.

Online estate agents acknowledge the fact that house prices had risen by 1.3% by the end of 2011 but with inflation currently still at 5% means that the value of properties are actually falling.

Many experts have revealed that the housing market will not see the revival online estate agents were hoping for in 2012. This is due to the ‘Inflation and the eurozone debt crisis’ which can only have a negative effect on the house prices in 2012.

Online estate agents have predicted a stand-off for 2012 between buyers and sellers. Signs are already showing that property owners wanting to sell will not give in to the buyers and accept a lower offer. The buyers are staying strong in the belief that eventually they will give in and accept the lower offer.

It seems that the house prices for 2012 are going to be just as uncertain as they were in 2011!

Letsmoveyou allows sellers to be more realistic with asking prices

Letsmoveyou allow vendors to be more realistic about asking prices by saving them thousands of pounds on fees over High street agents.  Vendors should be more realistic if they’re serious about selling!

According to reports from Rightmove, optimistic sellers and agents have pushed their asking prices up this month to the highest level for nearly three years.

Asking prices are now only marginally (1.5% or £3,626) below their all-time high recorded at their peak in May 2008.

However, the blunt truth is that more properties are failing to sell.

While there has also been a big (30%) drop-off in new sellers, attributable to the long bank holiday weekends at the end of April, Rightmove believes there has been an even larger fall in new buyers.

Director Miles Shipside said: “The increase in agents’ property stock levels, combined with a reduction in the number of properties coming to market, suggests that the number of buyers has fallen even faster than the number of sellers, and transaction volumes will therefore remain low as we move into the traditional summer slowdown.

“Estate agents usually see their stock turn over more quickly during the spring, but this year’s slower market suggests that stock levels may exceed Rightmove’s previous record of 79 properties per branch over the next few months.”

With the savings you can make with Letsmoveyou you can afford to be more realistic and buck the trend.

Selling your Property Online Essex, UK

Many home owners in the UK have bought their houses from the local council. In the County of Essex there are many council estates where the residents are now the owners.

Perhaps the children have ‘flown the nest’ and you now want to downsize. Maybe a smaller garden would be easier to manage, whatever the reasons may be the decision to sell your ex council house is yours.

Selling ex-council property does present some difficulties so make sure that you choose an online Estate Agent that has experience of selling and buying ex-council property in Essex.

Selling your property online is the right choice as there are many resources online agents can access using the internet regarding the sale of your property. An online Estate Agent will be familiar with all these facilities and the knowledge to use them.

Selling your property online will have added benefits whether it is ex-council or privately built. It is common knowledge in the property industry that ex-council property can be valued lower than privately built.

However, this is not always the case as it does depend on the locality and type of property. An Essex based Estate Agent will have the knowledge of local property and how to value it also will be aware of the potential buyers to target.
Most of these will be first time buyers who are looking for a house they can afford to get them onto the ‘property ladder’.

As the younger generation have been reared using the World Wide Web, traditional high street Estate Agents will become a thing of the past.

Selling your House Online Essex, UK

Have you ever thought or enquired about selling your house online? More home owners in Essex and in the whole of the UK are using online Estate Agents to sell or buy property.

One of the many advantages of selling your house online is lower fees to pay for the services.

Traditional Estate Agents fees can take rather a large lump sum of money out of your sale price and although their expertise and knowledge is used to complete the sale of your house, some sellers still begrudge it.

Many Estate Agents in Essex may have a company website and a high street shop front but online Estate Agents conduct all of the sale procedures from the website. These online Estate Agents offer various packages and advice on selling your house online.

The forward thinking Estate Agent of today uses the internet as the shop window to advertise properties and the computer monitor becomes his office where live conversations can take place with clients who use the services offered.

There are many advantages for online Estate Agents and one of the most popular tools used is the Pay Per Click (PPC). This is a form of advertising they use when selling your house online. A budget is agreed and set at a day rate and the advertisement is displayed all over the internet (far more reaching than any high street window). When a user clicks on to the advert they are redirected to the Agents website and the Agent pays for that click.

As the property industry moves more to selling your house online, the general public have gradually become more confident in using this service all over the UK.

Selling your Home Online

The whole concept of using the local high street Estate Agent is rapidly changing in the UK.

All the services Estate Agents offer are still available but buying and selling your home online has more advantages.

To sell your home online will considerably reduce your costs and the 1% – 2% approximate charge on the sale of your house is not what sellers want to pay any more.

Online Estate Agents will usually offer you different packages to sell your home online. They will then offer advise as to which package would suit you, and your budget, then the decision is yours.

Much of the process to sell your home online is conducted via emails and the telephone. Whatever package you choose most online Estate Agents will send someone to visit your home as standard procedure.

On the visit the agent will take photos and measurements to draw up a floor plan. All the house details will be taken at this stage and any relevant information that will help to sell your home online.

The agent will then prepare a draught of all the particulars relating to your house that will be posted online. Many online Estate Agents like to mail the sales particulars for your approval with 48 hours from the visit.

There are many online Property Companies to choose from and your choice may be to sell your home online with a company that doesn’t involve sending an agent to take the sales particulars. This would mean that you would be responsible for uploading all the necessary details yourself.

Obviously, this being one of the cheaper options.

Why Use an Online Estate Agent?

As more and more home owners wanting to sell or buy a property they are in personal conflict. Should I sell and buy using an online estate agent or use my local estate agent in the high street?

The 86% of people who start looking on the internet usually end up using one of the estate agents online.

The same services are offered at lower fees and obviously this is one of the main deciding factors. In fact the service that is afforded to the client by the online estate agent can prove to be far more efficient than the local high street agent.

Irrespective of where your property is or where you want to buy by the whole transaction can be accomplished by using an estate agent online.

Combined with the fact that over 14 million homes now have computers with access to the internet and also many use computers in their place of work, buying and selling online has become as normal as popping down to the shops.

We still love to go shopping (well most of us) but think how much petrol, public transport fares and precious time is saved when at the click of a button you can view all the houses you want to and in any area. Also remember potential buyers could be doing just the same with your house.

As more people use online estate agents to buy or sell a property the competition becomes fierce to be the best. This is good for the public as it keeps the services they offer at a very high standard.

Sell your home before the kids go back to school

School summer holidays are here again and Mums everywhere are, as usual; trying to keep them entertained. With most entertainment so expensive it is difficult thinking of ways to curb the dreaded ‘I’m bored’ words.

If you were thinking of selling your home or you already have it on the market how about involving your offspring’s to sell your home before the kids go back to school.

You can turn ‘sell your home before the kids go back to school’ into a game, but you can also make them feel an important part of moving house.

It can keep the ‘I’m bored’ words at bay as well as making them feel they are really contributing to the move.

You could set out a list of ‘to do’ for the game of ‘sell your home before the kids go back to school’.

Example:
Go with Mum to supermarket to collect packing boxes
Sort out bedroom drawers, shelves, cupboards, wardrobes etc….and decide
Which items to take
Which items to throw away
Which items to give to charity

You could then go through these three piles and the child that got the most items in the right pile could be awarded a little present. Usually in a house move there are lots of items you realise you don’t need anymore so Mum could also play the ‘sell your home before the kids go back to school’.

The ‘game’ could really help you with your move and it saves the cries of the kids in the new house when they realise they have some toys or items missing. They would be aware that it wasn’t Mum that threw them away or gave them to a charity shop, because they had made the choice themselves.

Looking to sell your property online?

Are you looking to sell your Essex property online? If you make that choice it, will be a wise choice.

Essex properties are selling faster online than ever before including the surrounding areas like Colchester, Clacton, Maldon, Brightlingsea, Braintree, Witham, Southend on Sea, Chelmsford and Basildon. These popular areas have recently seen an increase in sales according to recent market surveys.

If you have sold or bought a property years ago using the traditional high street estate agent and are now looking to sell your property online, the benefits are very rewarding.

It will cost you a fraction of what you would pay the high street estate agent.
The whole sale progression can be much less stressful.
The sale can be completed in much quicker.

The three reasons listed above are a pretty convincing list to start with if you are looking to sell your property online

There is so much information on the internet about property selling and buying that the traditional high street estate agents are fast becoming extint.

If you are looking to sell your property online with a view to purchase another property, the money that you can save on fees helps with all the extras that are always needed for that new home.

The reason it can be less stressful is relevant to the sales progression. We all know that sometimes it used to take forever to even find a potential buyer, but  selling your property online it is immediately advertised all over the UK.

Let your Property Fast Online

The internet has revolutionised the methods we use regarding our businesses, education, shopping and many more activities relating to our individual life styles.

Property owners looking for tenants use letting agents that can let your property fast online.

Disappearing fast are the days when Landlords put an advert in the local shop or local paper. Why pay for an ad that only a handful of people, who probably already live in the area; will see.

The internet will let your property fast online and with some letting agents this service is free. Most of the larger online estate agents will have a letting section on their website.

If you have empty accommodation then to let your property fast online is a wise decision to make. Empty properties not only invite squatters and vandalism, renting fees are also lost.

By using a professional letting agency you would be protected from the above by paying a small percentage of the rent charged. So not only would they let your property fast online but you would be saved any day to day hassle from your tenant.

It doesn’t matter whether you have just one house or flat, or a whole road or block; an estate agent with a letting section will let your property fast online which no other forms of advertising can compare to.

The rules and regulations for Landlords are constantly changing with new additional ones appearing. A professional letting agent is always fully aware of these and knows and understands the importance of observing them legally.

Sell your Home Fast Online

The high street estate agent will advertise your home in his shop window and maybe a few paper adverts. How can that compare with the internet shop window there for the whole world to see. Surely one of the greatest tools to sell your home fast online.

Once you decide to sell your home its usually because you have already seen the house you want to buy. The quicker you sell your home the nearer you are to buying that house you have your heart set on, and this can be achieved because you can sell your home fast online.

There are many estate agents that can guarantee to sell your home fast online and at a comparatively small proportion of the fees charged by traditional estate agents.

To sell your home fast online a realistic valuation of your home is essential and online estate agents are very aware of this. Online estate agents have all the house market information readily available to enable them to sell your home fast online.

The First Online Estate Agent to use QR Codes

What is QR Code? (Quick Response Code)
Frequently used in Japan and now adopted in the UK it is a specific matrix barcode in other words a two dimensional code. This code can be read by other QR readers and smartphones.

QR Code was first used as tracking device in the vehicle industry to track down parts for vehicles but is now used more widely in all industries.

Although the use of QR Codes have been relatively slow in the UK as well as smartphone, many android, blackberry and nokia phones now have QR Code readers installed in the handsets.

A QR Code can store addresses and URLs (Uniform Resource Locators) and they can be seen on signs, buses, business cards, magazines; if fact anywhere that information is needed. This information shown in text can then  be read by other QR Code users. Ordinary barcodes can not store as much information and you don’t need one of those large hand held scanners you can use your mobile phone, if it is a modern one.

Of course your cell phone will need a QR Code reader and it takes only one minute to locate one from the internet and install it to your phone free of charge.

They are still a new technology for the public to grasp but for businesses large or small they can be an asset. Placed on a website they could contain lots of additional information that doesn’t take up precious space on the page.

So you should also look for after-sales service to sell your property online. An online estate agent that can offer you the complete service at a competitive rate can be found if you take the time to do a bit of research.

Gone are the days when we walked into a High Street estate agent and the transaction of selling and buying property was a long, drawn out, stressful time filled with excuses for things not being done such as ‘the post hasn’t arrived’ and ‘the phone lines are down’. At the click of a button information is relayed and action taken making it much easier when you sell property online.

Reasons to use an Online Estate Agent....

One of the main reasons that attracts buyers and sellers to use an Online Estate Agent is ‘money’. Lets face it most of us look for ways to save spending out too much cash and selling and buying property through a traditional Estate Agent is expensive and nowadays unnecessary..

I don’t want to use the word ‘cheap’ because that can conjure up inferior goods or poor services so I would rather use the term ‘much lower fees’ with great value for money. By using an Online Estate Agent it will save you hundreds, even thousands of pounds but you can still get first class service and customer satisfaction.

So, as well as lower fees; another main reason for using an Online Estate Agent is advertising. Many of the established Online Estate Agents are linked with other sites such as Zoopla, rightmove, findaproperty, globetrix, findanewhome etc….as well as the social media sites. These links act as an extension for advertising your property for sale or if you are looking to buy or rent property.

The Estate Agency Market is changing fast, probably one of the fastest transitions in recent times. Many large Corporates are closing down branches in different Towns and Cities. Where there may have been two branches with six or more staff in each branch, now you will find just one branch employing three or four staff.. This is the result of successful Online Estate Agents. Only just a few years ago buyers and sellers were sceptical, now millions of people use Online Estate Agents as though traditional High Street Estate Agents never existed..

One of the priorities, apart from a fast property sale; is to ensure that you get the best possible price. Estate agents are normally responsible for the value of properties on the market as they have developed the skills to appraise the value of property. Using this experience they can provide you with the service you need to sell your property fast.
Because online estate agents have the links to several property oriented websites they will know instantly if there is a potential purchaser on the market who is looking for a quick purchase, and that property could be the one you are looking to sell fast.
